What's in the works

BRIDGE Housing Corporation is proposing to transform the vacant land and unoccupied buildings at 440 Arden Way into a vibrant new affordable family housing development. Current designs include 124 units, serving households who earn between 30% and 60% Area Median Income (AMI), with 25% of units designated as permanent supportive housing. The unit sizes will include a mix of one-, two-, and three-bedrooms. The ground floor of the building will include a child care center, retail space, and community room.

BRIDGE Housing Corporation and its partners believe through the inclusion and combination of high-quality affordable housing, a strong supportive services program, and partnerships with local businesses, 440 Arden Way will transform this vacant land into a space that provides residents and surrounding community members and businesses with the opportunity for stability, economic growth, and personal health.

BRIDGE Housing Corporation is partnering with Lutheran Social Services of Northern California (LSS) to provide a variety of services to support residents, Child Action Inc to find a local childcare provider for the childcare center in the building, and Del Paso Business Partnership to help find a local business for the retail space.

What's There Now

The site is currently vacant, paved land with two unoccupied single-story commercial buildings and accompanying landscaped areas.

What's Happening Next

The project team is currently working through the entitlement process at the state level, developing design drawings and completing the CEQA environmental review. Recently, BRIDGE Housing Corporation entered into an Exclusive Negotiation Agreement (ENA) with the State of California to secure site control with the intention to enter into a long-term ground lease in early 2022.

As part of the proposed project, BRIDGE has proposed including 7,600 sf of new courtyard space that will contain a play area for children.

Childcare

440 Arden Way will include a 4,200 sf childcare center with a secured outdoor courtyard and play area. BRIDGE is partnering with Child Action Inc. to identify a childcare provider to occupy the space.
